Mumbai : The buyer enthusiasm at the ongoing MCHI CREDAI Property expo 2014 is infectious. The developers have pulled all stops to attract the buyers and are witnessing positive traction from the buyers. The first day of the Expo saw over 13,500 visitors thronging the venue at Bandra-Kurla Complex. The conversions have been impressive too with almost all developers selling their projects successfully.
The developers are using unique techniques to position their projects distinctly. It is been observed that the buyers are indeed searching to have something different for their dream house. So, while there is a keen desire to have apartment on the higher floors, it is also seen that a home is becoming a part of the style statement even among middle-income buyers.
Developers’ like Acme Group have waved off floor-rise charges in some of the projects. Acme Group has also come out with a unique concept of offering monthly rentals upto Rs. 40,000 to all those who register an apartment during the 4 day expo. Nirmal Housing, who has always positioned themselves as health and fitness conscious brand, is finding a lot of acceptance among the prospects on this proposition. Then there are brands like Mayfair Housing, who are selling their apartments on the basis of complete transparency in dealing with the buyers. Another unique development is the arrival of branded apartments in Mumbai. A&O Reality has tied up with F Residences, of FTV fame to create branded luxury apartments in Mumbai. There is a Football field offered by Indiabulls Real-estate right in the middle of South Mumbai for its buyers. The buyer will enjoy a 25-acre garden at the Wadala project of Ajmera Reality.

Speaking on the MCHI-CREDAI Property 2014, Mr. Niranjan Hiranandani, Past President of MCHI CREDAI said, ‘Industry needs to innovate, innovate and innovate to answer the call given by the Prime Minister Mr. Narendra Modi for quality affordable housing for all by 2022.’ He added, ‘Industry needs to innovate on all aspects including, cost of land, cost of development, cost of infrastructure, marketing and also will need the support of the government in the reduction of taxes to be able to provide the citizen of the country an affordable home to complete the basics need of food, clothing and shelter.’
The offers get more focused on pricing, as we explore properties beyond Thane and Dahisar. Builders are making the payment schemes as convenient as possible. While some are offering upfront cash discounts, others are making payments more convenient to the buyers. Indeed the buyers are spoilt for choice while buying their dream home.
